1. What is Multifamily?
Multifamily is a category of real estate in which there is only one owner in the building. All apartments are for rent, and management is handled professionally by a management company.
2. What is Ayra by Greystar?
Ayra by Greystar is a new concept in premium rentals. Our buildings combine amenities focused on your daily life with exclusive experiences and services to simplify your routine.
3. What are the main advantages of Ayra by Greystar?
At Ayra by Greystar, you choose the type of apartment (studio or 1, 2, or 3-bedroom), what you need inside it (such as a bed, sofa, table, and chairs), and how long you will stay (3, 6, or 12 months). We take care of everything else for you.
4. How much does it cost to live at Ayra?
Prices vary depending on the chosen apartment, but you can customize it as you like. For example, you can select the floor, the furniture, and choose whether or not to include parking and storage—decisions that impact the final cost.
5. Do I need insurance or a guarantor?
To rent at Ayra by Greystar, you do not need insurance or a guarantor; we conduct a credit analysis of your family, and your contract is directly with us.
6. How is the contract done?
Our entire process is digital, designed to keep up with your busy lifestyle.
7. How is the payment made?
Payment is made via bank slip, which is sent to you every month.
8. What are the buildings?
There are already 3 completed buildings under the Ayra by Greystar brand: Ayra Pinheiros (at Rua dos Pinheiros, 423), Ayra Pininfarina (at Rua Francisco Leitão, 436), and Ayra Higienópolis (at Avenida Angélica, 634). In addition to these, we have 4 more buildings that will be ready soon: Ayra Vila Madalena, Ayra Perdizes, Ayra Moema, and Ayra Brooklin.
9. What are the types of apartments?
Each Ayra building has unique and customized floor plans, but they all offer smaller units like studios, as well as larger apartments with 2 or 3 bedrooms.
10. What’s the difference between semi-furnished and furnished?
Before answering this question, it’s important to know that all studios and apartments come with a fully equipped kitchen, bathroom, bedroom, and living room.
The difference between our semi-furnished and furnished units is that the furnished one will have specific items to complete the home, such as beds, tables, chairs, and a TV stand.
11. What is the contract duration?
At Ayra, you can choose flexible contracts.
12. What items are already included in the apartment?
All apartments are equipped with:

13. How is the renewal process handled?
The resident must express interest in renewing the contract between 180 and 90 days before the expiration date to ensure remaining in the same unit.
14. How do I cancel the contract?
You can request cancellation through the Resident App or by email.
15. What are the common areas like?
The common areas are open to all residents, and most are available 24 hours a day, 7 days a week.
16. Do I have to pay to use the common areas?
Residents do not pay to use the common areas, but in some buildings, reserving specific areas, such as the grill, may incur a fee if the resident desires exclusive use of the space.
